Project Details
This complex remedial structural waterproofing project in Carnforth, Lancashire consisted of six side by side garages into a hillside, three with first floor store rooms over and a deck (parking) above. The other three garages are single storey and have a deck above set at a lower level than the adjacent parking area.
The lower level is a paved garden area with planters, with a wall to one side retaining the road above at higher level. The original contractor had included little in the way of waterproofing to the decks and water penetrated from above.
Additionally the reinforced concrete retaining wall was treated with unsupported asphalt, and penetration also occurred through that. Typically, tanking had been applied here and there but with little success.
Methodology
Newton Specialist Basement Contractors Trace Basements produced a bespoke design including internal Type C Newton System 500 Cavity Drain, external Type A waterproofing including Newton 101F flexible cementitious slurry and the award winning Newton FlexProof-NV to compile a robust waterproofing design encompassing the retaining basements, flat podium decks and a green roof.
This project had an added complexity in that there was no possibility to obtain continuity between the internal and external systems because of the hillside and roadway at higher level and so the internal and external systems had to be overlapped, as far as was viable. Following consultation with Newtons technical dept, Traces technical detail was able to solve the problem.
Result
The design produced by Trace Basements meant that the project was waterproofed successfully whereas in the past the previous waterproofing had failed.
In addition, Trace Basements were able to offer the client full PI on the design and installation and a company and insured backed warranty
