Pressure to build new housing has led to the development of sites previously considered unsuitable. The striking Delta Riverside complex in Maidstone, built by Bryant Homes, is one such example. Delta Riverside is built on a flood plain, a 1 hectare brownfield site situated on the banks of the river Medway. Development of the site was championed by Maidstone Borough Council, which now promotes the highly successful complex as an example of achievable, high-quality residential building, setting the benchmark for the eventual redevelopment of adjacent land as it becomes available.

The design was also agreed with the Environment Agency, and as a result, the buildings raise the living accommodation clear of the 100 year flood level, with parking contained below in a ground-level undercroft.
The project is an unusual, contemporary development of 195 flats spread over a number of buildings, interspersed with landscaped areas. Each residential block features a range of external finishes, aspects and facades, with roofing pitched at varying angles, all giving a vibrant atmosphere to the development as a whole.

VELFAC composite aluminium and wood windows and balcony doors were used throughout, and were also used to create window walling. As all fixed and opening lights maintain identical sightlines, the screens achieved a crisp uniformity and continued the same aesthetic as all other glazing. This enabled the architects to achieve a consistent imprint to all the different buildings within the project.
