Marley - The perfect choice

Coastline Housing has worked with Marley to specify and install a full roof system at one of its social housing developments in Redruth, Cornwall. Including integrated solar PV, the retrofit project is now helping elderly residents with energy costs and has futureproofed an important local community asset.

Coastline Housing is a social housing provider with over 5,000 properties in Cornwall. The charity provides quality, affordable and accessible housing for the local population, including many residents who require additional support.

One of its key developments is Miners Court in Redruth. This is home to 64 flats, along with communal spaces, allowing older residents to lead independent lives surrounded with the support they require.

Ben Nevitte, Head of Repairs & Maintenance at Coastline Housing, explains: “Under Cornwall’s Shared Prosperity Fund, we were able to apply for and secure funding of £470,000, which meant we could tackle the planned reroof project earlier than anticipated. We made the case that by adding renewable technology, such as solar PV, we would not only give residents the opportunity to benefit from a sustainable and more cost-effective energy source at a time of cost-of-living pressures, but we would also be helping to futureproof an important development for years to come.”

Specification support

Marley’s team of technical experts supported Coastline Housing through the system development. They made the specification calculations and product recommendations to ensure that there was enough solar power to support each of the 64 flats. The final system is designed to deliver between 2.4 and 2.6 kWh to each flat, while the two communal areas deliver 46kWh and 15kWh, respectively.

Coastline Housing opted for many of the benefits the full roof solution offers. Ben adds: “By incorporating the solar arrays, we were able to save on the total number of Edgemere tiles we had to procure. SolarTile® integrates brilliantly with Edgemere, helping to protect the roofline integrity as well as delivering guaranteed performance. We also wanted to include inverter and battery storage solutions, as well as Marley’s first-class fire barrier system, Roof Defence – a safety product that helps prevent the spread of fire and smoke between adjoining properties.”

Installation challenges

Miners Court is located on a hill, meaning that the structure steps down from three to a single storey. To minimise impact on its older residents, the installation was carried out in phases over a period of six months, meaning only a small number of residents would be inconvenienced at any one time.

Once the install commenced, Marley’s experts visited the site to ensure the installation phases were going according to plan and that the team felt supported and could ask technical questions as they proceeded. This included overcoming a design challenge, where the solar panels are fitted from left to right, but the Edgemere tiles are secured from right to left. For those unaccustomed to working on an integrated solar panel and tile roof, this may have been a concern, but with the expert guidance offered by Marley, Coastline Housing’s installation team worked to deliver in Ben’s words; “a brilliant finish”.
