When the new BS8629 standard was introduced earlier this year it was something that we all welcomed as a step towards averting another horrendous disaster like Grenfell Tower.
Not to be confused with the regulations relating to fire alarm systems, BS8629 relates solely to the evacuation system, which is completely separate and used purely by the fire brigade to aid the safe evacuation of social housing residents in an emergency situation.
In England the Standard remains a recommendation for future builds and retrofitting, but it has become Law already in Scotland.
So what does this mean to social landlords?
Well as you can expect from a BS Standard document, every detail has been thoroughly considered, which can make it seem overwhelming and easier to put to one side, given that it’s not yet a legal requirement.
But before you are tempted to do that, think about it, because there is already an easy solution out there which could mean the difference between you doing the right thing or facing another disaster.
Future proof your buildings the easy way
By choosing to work with a company that has been creating technology to aid the safe evacuation of social residencies for over 10 years, you can rest assured that they have completely digested every last detail of BS8629 and made sure that the system they’ve developed not only complies, but makes it super easy for you to know that you have done the best for your residents.
You want to know it will always perform when commanded to do so because the whole system is monitored 24/7/365.
And you’ll want a company that has worked in and knows about social residencies and how difficult it can be to get access to properties to test equipment (also a requirement).
The solution is Evax
The Evax system has been developed by Commulite, who have over 30 years experience in the social housing sector. They know the demands of that environment all too well and have made their system not only robust, but with the ability to test both the sounder and the light from outside the property, meaning there is no need to gain access to individual flats, (and all the problems that entails).
Their on-site control panel has been custom built to meet BS8629, is tamper proof and accessible by keys held by the fire brigade.
The whole EVAX system is completely programmable, monitored and tested remotely.
Meaning the controls on site are simple, straightforward and easy to operate in an emergency situation by any member of the fire brigade, even whilst wearing gloves.
Every flat has a sounder and beacon with a Fire-Cryer option (a voice alert) installed, programmable in any language, so as to ensure that ALL residents know exactly what to do, rather than hearing a bell and assuming it’s a drill or false alarm. A red flashing light also alerts those hard of hearing, with further options available for deaf residents such as a vibrating alert which can be placed under a pillow at night.
The technology behind the Evax system has been thoroughly tested, modified and streamlined over the last 10 years as part of Commulite’s remotely monitored, controlled and tested emergency lighting system. So whilst the BS Standard is new, the Evax system is already tried, tested and ready to install now.
