The Key Considerations When Specifying Paint for A Residential Setting

Amy Johnson Architect and Design consultant at Crown Paints, discusses the key considerations when specifying paint for a residential setting.

Specifying for a residential setting is unlike most others. While there are practical requirements to consider (for example, choosing the right product for high-traffic areas like entrances and hallways) much of the consideration comes down to the needs of the inhabitants and how they will feel in the space.

That’s why colour is so key when it comes to residential design, it plays a vital role in creating an enjoyable and liveable atmosphere for any home.

Making a house a home with colour
Colour not only affects every aspect of our daily lives, it’s also subconsciously the driving force behind much of our decision making. That’s perhaps why choosing a colour for the interior of a house can be such a daunting prospect. There is such a plethora of colours available, after all. Where do you begin?

As a rule of thumb, Crown Paints’ colour consultants always suggest starting your colour choice from the entrance of the property, whether that be a hallway or a front room. That way colours can then flow outwards from room to room in total harmony.

In terms of trends, Crown Paints are also beginning to see a resurgence of vibrant shades as more people look to colour to make them feel good and this is especially true on the catwalks of London Fashion Week. After the global pandemic, people are beginning to be bolder and braver – and this is reflected in the stronger, more saturated shades that are emerging.

Meanwhile, trends like ‘reset’ (one of Crown Paints’ key colour trends for Spring Summer 22) are all about evoking a feeling. In this case, the Mediterranean-inspired themes and colour palettes of the ‘Reset’ trend provides a sense of calm to people’s walls, offering the chance to unwind and relax when entering the safety of a home.

Design for the home in 2022/ 2023 is all about creating flexible spaces that can be adapted to suit all lifestyles.

Buildings are constructed with moveable internal walls resulting in spaces that evolve and change depending on the needs for that day or include clever features such as unfitted kitchen units for rental spaces that people can take with them when they move.

There are no rules when it comes to the home, as individuals we all have unique preferences. Playing safe will not create the wow factor, but in the end, it’s personal.

The right tools for the job
Every type of housing has its own specific needs when it comes to selecting appropriate interior paints. Social housing and private rented housing, for example, are both likely to require mould-inhibiting and easy-to-clean paints, while new builds often demand breathable products.

Considering the way in which the space will ultimately be used and who will be using it, is key to specifying the correct products and paint colours for any home.

Private Housing
If you’re a landlord, for example, then you’ll have to think about scrubbable and stain-resistant paints for most interiors to keep them easy to clean such as the Crown Trade Clean Extreme range.

If your property is a flat, you will have a duty of care to your tenants and the use of flame-retardant paint like Crown Trade Timonox on any shared corridors and stairwells can support meeting this.

Whilst practicality is undoubtedly the key focus for private rental housing, the emphasis turns to colour in owner-occupied homes. This goes beyond merely marrying a colour scheme with the age and size of the property and is an area where Crown Paints’ expert colour consultants can offer invaluable advice.

Social Housing
Meanwhile, within social housing, it’s vital to choose paint with the correct properties and to bear in mind that you might have to use several products in various locations. For example, mould-inhibiting paints are often a good option for Kitchens and bathrooms whilst scrubbable paints are ideal for living spaces and hallways, particularly in properties for tenants with children.

New Homes
New build homes remain a popular choice for many buyers, often acting as a blank canvas upon completion for the new owner to make their mark and decorate in a way that reflects their lifestyle and personality.

This type of house does, however, present its own specific requirements for developers, so it’s important to select the right products to ensure buyer satisfaction. For example, Crown Paints recommend the use of breathable paint, such as a contract matt emulsion, as the new plaster dries out during the initial few months.

Trim areas are also important in helping bring character and finishing touches to a property- the Crown Trade Fastflow system with its Breatheasy formulation, which is 99% solvent free, means that it is low odour and quick drying, enabling minimal disruption during decoration.
