Cortland Cassiobury is a flagship build-to-rent venture in Watford, and is surrounded by parks and countryside. The development features studio, one-, two- and three-bedroomed homes targeted at young professionals and families.

Contemporary and desirable
The first of its kind in Watford, Cortland Cassiobury was designed by ESA Architects and has transformed a former brownfield site with four blocks of apartments and a 25-storey tower. To create a strong, new community the development also boasts a gym, club room, business space, courtyard, BBQ areas and an outdoor cinema. There are 367 units directly managed by Cortland and 119 social housing units managed by Sage Housing, all featuring Amtico Click Smart flooring in neutral wood tones, which was chosen for its acoustic properties and durability.

Acoustic achievement
The in-house designers at Cortland wanted to create a harmonious living environment for all residents. Noise transfer between units needed to be kept to a minimum, so Amtico’s Click Smart flooring was specified for its 20dB impact sound reduction. Having worked with Amtico on other projects, Cortland appreciated both the acoustic properties of Click Smart, as well as its proven durability and reliability over many years. Laid in a simple Stripwood pattern, the flooring is featured in the kitchen, hallways and living spaces of each apartment

Complementing design
The Cortland design team created a contemporary, neutral aesthetic for the apartments that retains an urban feeling. For the flooring, Click Smart in Nimbus Oak was chosen for its In-Register Emboss, which follows the wood grain and creates a natural effect realistic to the eye and underfoot. The tones and colour variation add warmth to the 367 apartments and complement the colours of the kitchens. Laid in a Stripwood pattern, the floors make the living spaces look both fresh and inviting while bringing a cohesive and comfortable feeling to the homes.

Durable and versatile
click-vinyl flooring. Amtico Click Smart uses the latest rigid core technology with integrated underlay making it quick to install, easy to maintain and softer underfoot compared to natural wood flooring. The highly engineered LVT planks and tiles are 100% waterproof and provide 20dB impact sound reduction between floors, which is perfect for multi-floor buildings in the private rental sector.

Laying patterns: Stripwood
The Stripwood pattern was laid in the kitchens, living areas and hallways of each apartment in order to provide a warm balance to the neutral-coloured homes. Practical, easy to maintain and repair, the Stripwood laying pattern provides a durable and quiet flooring surface.
