Completed in 2019, the regeneration of Tollgate Gardens in Maida Vale formed part of Westminster Council’s strategy to deliver 1,850 new affordable homes as well as to improve the appearance of the area, which was originally built in the 1960’s. The project involved the refurbishment of residences in Tollgate House, together with 195 new builds, providing an additional 27 affordable homes.
The apartments are across five blocks, which are up to nine storeys high and feature distinctive natural copper cladding. The design responds to the adjacent conservation areas as well as the retained block, surrounding improved garden and play spaces and providing parking hidden below the courtyard garden.
Clarion Housing Association led the the development, with ENGIE heading up the construction phase and Hunters acted as Executive Architects.
To comply with Approved Document B of The Building Regulations, DH Mechatronic UK Ltd were commissioned to supply & install automatic smoke ventilation for the end of corridor applications.
DH Mechatronic UK Ltd chose 28 no. FIEGER FLW 32 SmoTec louvre vents comprising double-glazed blades with 6 mm toughened outside and 6.38 mm laminated safety glass inside.
The vent frames were supplied in two-tone polyester powder paint finish to RAL 7022 Umbra Grey powder externally and RAL 9010 Pure White matt to the inner frames.
D+H 24V DC actuators were fitted to the side frames of the vents and were connected to the fire detection system for automatic operation. In addition to their reliability, these motors were selected for the anti-trapping function, which is a standard safety feature.
The vents were all supplied with side mounted box-section adapters and pre-drilled side fixing holes to facilitate installation.
The CE marked FLW SmoTec models are tested and certified in accordance with EN 12101-2.
