The Delves Care Home (known as "Deighton Court)", designed by CalfordSeadon architects, engineered by Rolton Group and contracted by Willmott Dixon Housing, is a 3 storey care home based in Walsall, West Midlands with a 5,100m2 gross floor area.

The Kingframe Building System (“KBS”) allows more design and architectural flexibility than volumetric building systems with its rapid build, cost-effective, panelised load bearing steel frame system, which complements a wide variety of architectural contexts and is suitable for both low and mid-rise buildings up to 10 storeys high.

The Delves Care Home project required open plan areas at ground floor involving substantial hot rolled steel framing, aesthetic design, integration into areas of traditional build blockwork and masonry construction; all combined with a quick turnaround reducing the latent period on return on investment. Using KBS offered Willmott Dixon Housing scope for up to 25% reduction in overall building programme, relative to traditional builds, assisting them to meet Housing 21 expectations on delivery.

Neil Carter (Project Manager for the Delves Project at Willmott Dixon Housing) praised the benefits of KBS which provided a whole building package designed and manufactured off-site, including timber truss roof, light gauge steel walls and joisted cassette floors all with guaranteed thermal performance. These benefits led to easier planning and coordination along with a higher speed of erection when compared to other systems. With service holes pre-punched in the factory prior to delivery allowing an earlier start to internal trades and the light-weight nature of KBS, savings on material cost and programme were achieved throughout the project.

He also praised the professional approach to the build and proactive attitude of the Kingspan Project Team, who worked closely with all other parties right from the pre-design stage.

The final result of the project was the design and supply of a load bearing structure fitted with Kingspan insulation and Kingspan helping hand bracket / brick-tie channels ready for full service integration and finishes, on site, in 15 weeks – 3 weeks ahead of programme.
