Langley carry out comprehesive roof condition survey at Berners Street

14-15 Berners Street is a high-rise building in London, housing offices for a well-established music publishing company. Due to internal refurbishment of the top level of the building the client wanted to understand the condition of their flat roof. This was in case works were needed to efficiently reduce further disruption in the future.

Virtus Contracts, the Principal Contractor managing all the works, approached London Felt Roofing to look at the integrity of the existing flat roof system. London Felt Roofing selected Langley to carry out a comprehensive roof condition survey. The roof was found to had suffered sustained saturation and was deemed inefficient.

The survey findings contributed to a comprehensive roof specification, that advised a full roof strip up and incorporated Langley’s TA-20 Flat Roofing System with the associated design work and technical drawings. This was then submitted and passed through the chain of management to the client.

Due to the extensive work needed the client utilised the opportunity to upgrade and reposition all the services and plant systems and approved the flat roof specification. The project started with the removal of the existing waterproofing system on the high rise building. The old roof had to be fully removed in one day as it was susceptible to high winds that could blow debris off the roof and risk injury.

Once the strip up was complete London Felt Roofing worked closely with Virtus Contracts, to co-ordinate new penetration positions for new planting and serving equipment before the waterproofing took place. The removal of the roof uncovered two different types of deck; one timber and the other concrete.

On the timber deck, as it is a combustible material, a flame-free system was needed, therefore Langley’s CPA-20 Paracoat Cold Polyurea Liquid Balcony and Walkway System was used to meet the NFRC’s Safe2Torch guidelines. On the concrete deck Langley’s LABC Assured accredited TA-20 Flat Roofing System was installed. Both systems meet the highest fire testing standard under the European Harmonised Standard; Broof(t4).

An additional challenge was logistics. All deliveries were lifted to the 2nd floor and a separate hoist was used to move the materials up a further four floors to the roof. This was because of the minimal manoeuvrable space on the busy London street for large mechanical cranes within business working hours.

After the installation of the two flat roofing systems, new units were lifted and positioned on the roof over the appropriate penetrations. Saturdays were the chosen day for the heavy loads as it was outside of peak working hours - an essential health and safety requirement as the building remained open to employees throughout the project.

The roof refurbishment project took six weeks in total meeting the required completion date through the project collaboration of Virtus Contracts, London Felt Roofing and Langley.

Neil Hodgson; Director of London Felt Roofing said ‘With organisation and co-ordination with Virtus and Langley, the project ran smoothly. Langley’s flat roof systems were very easy to fit at every stage of installation, contributing to the speed of completion’.

Langley arranged a dedicated Technical Manager to attend site on a regular basis to support the installation of the high quality and innovative RBM (Reinforced Bituminous Membrane) and liquid systems. Throughout Langley monitored the project using evidential support including photos which were given to all stakeholders serving as a project monitoring update.

The works were successfully completed to a high standard and the client received a 20 year guarantee for the design, materials and workmanship - giving peace of mind for their ‘out-of-sight’ asset for years to come.
