The rooftop walkway and patio areas of this residential block in Bedminster required stripping back to the deck and renewing, as they had started to leak into the flats below.

Langley’s TA-20 system was specified, and any possible fire risk was avoided by using SA-20 next to any potentially flammable wall cladding, in line with the NFRC’s Safe2Torch initiative. The bespoke metal cappings were then carefully removed, stored and re-instated on the parapets, re-using the existing paving.

They also worked closely with residents to enable access to their homes throughout.

An extra design feature, improving rainwater drainage with new parapet chute outlets, was expertly incorporated mid-project. The walkway and patio areas are now protected for 20 years by the Langley independent insurance-backed guarantee.
