The Sydney Grange development in Failsworth, completed in late 2024, is its first scheme to be both sold in full using Homes England’s Older People’s Shared Ownership programme and built using Modern Methods of Construction, helping the company to provide a more affordable product for older people with lower levels of housing equity. The building is located adjacent to the Rochdale canal and is constructed from red brick, mirroring the design of the Grade II listed Regent Mill, which is situated behind the site, and characteristic of the area in general.
In order to meet current Building Regulations, especially Approved Documents B and K, McCarthy Stone specified FIEGER SmoTec glass louvred vents for the end of the corridor applications.
For the ground floor corridor, a FIEGER FLW 40 SmoTec triple-glazed unit was installed due to its RC2 certification from EN 1627, affording additional security. In this mode, type P4A 9.52 mm laminated glass is required in the outer pane. For the upper floors, the FLW 40 SmoTec vents were fitted with standard triple-glazed elements, comprising 6.38mm laminated outside, 12mm Argon-filled cavities, a 4mm Float glass centre pane and 6.38mm laminated inside.
The vent and louvre frames were finished in a matt polyester powder coating to RAL 7016 Anthracite Grey.
All vents were supplied with D+H LDF 100-70 24V DC motors, programmed for anti- trapping, which were wired to the building fire control system. The controls also allow for dual-purpose general ventilation in summer as well as emergency smoke control.
