Awaab’s Law & The Windows and Doors Specification Gap
As registered social housing providers in England prepare for Phase 2 of Awaab’s Law on 30 November, Profile 22, one of the UK’s leading PVC-U window and door systems brands has published a new white paper highlighting the need to treat window and door specification as a compliance priority under the extended regulations.
Building in compliance
Entitled Awaab’s Law & The Windows And Doors Specification Gap, the report examines how critical Phase 2 Housing Health and Safety Rating System (HHSRS) hazard categories - specifically excess cold, excess heat, falls and security - are linked to fenestration products and why appropriate product specification is vital for eliminating risk and achieving long-term compliance.
Prioritise product specification
“FM and maintenance teams may be quick to respond to reported hazards, but a like-for-like replacement of a failed window with another poorly specified one may resolve the immediate issue, but it does nothing to stop it recurring, or to guard against other Phase 2 hazards,” comments, Sonia Holden, Head of Commercial, Profile 22.
“Specification decisions made years, even decades ago, are quietly driving a lot of today’s hazard reports. To fully comply with Awaab’s Law, registered providers must prioritise window and door specification as part of an asset management strategy.”
In practice, this means using the correct glass specification and adequate openings to manage excess heat, implementing restrictors and PAS 24 multi-point locking systems for fall prevention and security, and balancing U-values with trickle ventilation to combat excess cold and condensation.
What the white paper covers
The paper provides social housing asset managers, architects and designers with an overview of the regulatory changes, outlining the long-term impact of quick-fix maintenance under the extended regulations and a practical checklist for early-stage preparation.
Closing the specification gap
“The sector has proved it can move fast on process,” concludes, Sonia. “Phase 2 asks a different question: whether the buildings themselves are ready. Closing that specification gap now, rather than discovering it hazard by hazard from November, is the more defensible and most cost effective way to meet what’s coming.”
