Proactive Flat Roofing refurbished 1,000m² of roof and 125 linear metres of gutters across two commercial retail units at Shield Retail Centre, Bristol, using Delcote® 25 roof coating and Delcote® GS gutter coating. A full re-roof was ruled out due to live tenants, and mechanical fixing was not possible in all gutter areas, making a consistent coating solution the preferred approach. Sharmans provided on-site technical support at three key stages, delivering a completed project on time and on budget - and securing a Phase 2 commission for the full site.

Proactive Flat Roofing are a commercial roofing contractor based in Weston-super-Mare, specialising in flat roofing installations and refurbishments across the commercial sector. Working on behalf of property developer and landlord Eagle One, Proactive were appointed to carry out full roof and gutter refurbishment works at Shield Retail Centre, Bristol - their first project working with Sharmans.

The Problem:
The roof areas and gutter network across both units at this busy retail centre had deteriorated significantly, causing water ingress that needed to be addressed without delay. With sitting tenants in occupation, a full re-roof was completely off the table - the disruption it would cause made it an unworkable option for the landlord. The project covered 1,000m² of roof area and 125 linear metres of guttering.

The Solution:
Sharmans provided Eagle One with an initial condition report and recommended a package of tried and tested refurbishment systems. Following a competitive tender process, Proactive Flat Roofing were appointed to carry out the works.

The roof was treated with Delcote® 25 Full Roof Coating, with Seamsil® applied to cut-edges and fixing points to prevent corrosion and seal vulnerable areas before the full coating was applied.

For the gutter network, Plygene® was the preferred solution, but a detailed site survey identified that mechanical fixing was not possible in certain areas due to the existing structure. Rather than install two different systems within the same gutter run, it was agreed that coating the entire network with Delcote® GS would deliver a consistent, reliable result throughout.

Sharmans provided on-site technical support at three key stages during the project - during preparation and at two further points during installation — ensuring the works met or exceeded specification at every stage.

The Outcome:
The project was completed on time and on budget, with the water ingress issues fully resolved across both units. Eagle One were sufficiently impressed with the result that they subsequently commissioned Sharmans to survey the remainder of the retail block, with Phase 2, a full refurbishment of the entire site, now planned.
